Tips for Tenants

The following information is provided for your assistance when moving into your rental home.

During your tenancy
1. The garden should be maintained, lawns watered, shrubs and hedges trimmed and all papers and rubbish removed regularly.
2. All hard rubbish and bottles to be removed regularly.
3. Oil stains to be removed from paved areas (use drip tray where necessary)
4. Oven, griller, hot plates and exhaust fans to be cleaned regularly.
5. Walls to be spot cleaned regularly.
6. Carpets to be spot cleaned regularly (please do not use products that contain bleaching agents).
7. Should you wish to hang pictures and there is no provision, contact this office first (no nails to be put in walls).

Inspection Report
This document is as important as the Tenancy Agreement you signed as it established the condition of the property at the commencement of your tenancy and will be used as a comparison at the end of your tenancy as the basis on which your bond is refunded.

Please check this report and amend as necessary.  You have fourteen (14) days after the commencement of your tenancy to complete and return it to this office.  If this does not occur you could experience problems at the end of your tenancy with the refund of the bond.

Repairs
All repairs to be authorised through this office and no responsibility for payment of accounts will be accepted unless authorisation is prior arranged.

Routine Inspections
The inspections will be conducted every three months.  A letter will be posted to you indicating the day and you will have to contact us to arrange a suitable time.  These letters will be sent at least 7 days before the inspection.

Payment of rent
Our rent arrears procedure is very simple.  After ten (10) days a reminder is sent; and after fifteen (15) days a Notice to Vacate is served and an application made to the Residential Tenancies Tribunal for vacant possession of the property, together with all rent due plus costs.

Please remember our landlords have financial commitments to meet and they rely on rent being paid on time.

Insurance
It is your responsibility to insure your own contents as the landlord’s policy covers the building plus fixtures and fittings only.  With the ever-increasing incident of burglary and theft, we strongly recommend you take out content’s insurance cover.

Electricity, Gas and Telephone
It is your responsibility to have gas, electricity and phone connected in your name.  Please advise us of your new telephone number as soon as it is connected.

Breaking your lease
If a Fixed Term Lease Arrangement is terminated before the expiration date, then the outgoing tenant will be responsible for a pro-rata of costs incurred to the landlord as a direct result of your breaking of the lease.  Rental payments must continue on until the property is re-let.

Periodic Tenancy
In compliance with the Residential Tenancies Tribunal, 21 days written notice is required to be given in order to terminate the lease.

Keys
At the expiration of your tenancy, all keys must be returned.  Rent will be charged until all keys are returned.  The cost of lock replacement will be charged to you if keys are not returned.
